From a Simple Sprinkler Startup to a Complete Irrigation System Revamp

What began as a routine sprinkler startup appointment in Shelby Township quickly turned into one of the most extensive irrigation repair projects we've completed this season.

The homeowner had recently purchased the property and explained that they had never operated the sprinkler system. Before investing in landscaping, they wanted to know if the irrigation system was functional and ready for the summer.

As with every startup, we began by slowly pressurizing the system and testing each irrigation zone individually. Within minutes it became clear that this wasn't going to be a simple seasonal startup.

Initial Inspection Revealed Multiple Problems

During the startup we immediately discovered four separate underground zone line leaks. Even more concerning, several sprinkler zones would not activate at all from the irrigation controller.

Rather than simply replacing a broken sprinkler head and leaving the customer with additional hidden issues, we began a complete diagnostic inspection of the entire irrigation system.

Our goal is always to identify the root cause of a problem instead of treating only the visible symptoms.

Professional Wire Tracking to Locate Buried Valves

One of the biggest challenges on older irrigation systems is locating buried sprinkler valves.

Over the years valve boxes become buried beneath grass, landscaping, mulch, tree roots and soil, making them nearly impossible to locate without specialized equipment.

Using professional wire tracking equipment, we traced the irrigation wiring from the controller throughout the property.

This process led us to two completely separate underground valve manifolds.

  • One four-valve manifold
  • One five-valve manifold

Together these manifolds controlled the property's nine irrigation zones.

Complete Nine Valve Manifold Replacement

After evaluating the condition of both manifolds, it became obvious that replacing individual valves would only provide temporary repairs.

The existing manifolds had reached the point where rebuilding the entire assembly would provide significantly better long-term reliability for the homeowner.

Hunter HydroTech replaced both valve manifolds with brand new commercial-grade irrigation components, resulting in a complete nine-valve manifold replacement.

Replacing both manifolds now gives the homeowner a much more serviceable irrigation system and greatly reduces the likelihood of repeated valve failures in the future.

Replacing Eleven Outdated Rotor Heads

While diagnosing the irrigation zones we also found numerous aging sprinkler heads that were no longer performing efficiently.

The system contained older Maxi-Paw style heads and aging Hunter rotors that had reached the end of their useful life.

As part of the revamp we replaced all eleven rotor heads with new modern irrigation rotors designed to provide more consistent coverage, improved reliability and easier future maintenance.

Proper sprinkler head performance is critical because even a perfectly functioning valve cannot provide good irrigation if the heads themselves are worn or damaged.

Repairing Underground Leaks

Multiple underground leaks were discovered throughout the irrigation system during testing.

Underground leaks not only waste significant amounts of water but also reduce operating pressure across the affected zone.

Low pressure can prevent sprinkler heads from fully extending, create dry spots throughout the lawn and shorten the lifespan of the entire irrigation system.

Each damaged section of pipe was carefully excavated before replacing the failed fittings and repairing the underground piping.

Root Restrictions Causing Irrigation Problems

Several sections of the sprinkler system had become restricted by tree roots over the years.

Root intrusion is a common problem throughout Southeast Michigan, especially on older irrigation systems.

As roots grow around irrigation piping they can create excessive pressure on fittings, restrict water flow and eventually cause underground leaks.

By removing the damaged sections and rebuilding the affected areas, the irrigation zones are now able to operate much more efficiently.

Additional Spray Head Repairs

In addition to the rotor replacements, three spray heads required replacement due to damage and age.

We also repaired several leaking irrigation fittings that were contributing to unnecessary water loss and pressure issues throughout the system.

Why This Project Required a Complete Revamp

Many homeowners wonder whether they should continue repairing an aging irrigation system or invest in a larger rebuild.

In this case, several major components had reached the end of their service life simultaneously.

The irrigation system suffered from:

  • Four underground zone leaks

  • Three damaged spray heads
  • Root restrictions throughout portions of the system

Rather than making temporary repairs one problem at a time, rebuilding these major components gives the homeowner a much more dependable irrigation system for years to come.
