Hunter HydroTech was called to a residential sprinkler system in Warren, Michigan for a zone that would not open fully. Instead of producing normal pressure, the two rotors on the affected zone were barely spewing water.
A weak zone can be caused by a broken lateral line, crushed pipe, root restriction, clogged valve, low water pressure, excessive zone demand, or a valve that is opening only partway. We began by testing the complete system rather than replacing parts based on the first symptom.
Repeated testing confirmed that the zone was not building pressure
We ran the system approximately five times using two-minute test cycles. We then allowed the weak zone to operate for more than 30 minutes to see whether pressure would improve or a hidden leak would reveal itself.
The two rotors continued receiving only a small amount of water and never reached normal operating pressure.
Walking the entire yard for signs of a leak or restriction
Hunter HydroTech walked the complete property while the zone ran and checked for:
- Wet or soft ground
- Water surfacing through the lawn
- The sound of an underground leak
- Sinking soil
- Unusual water movement near trees
- Signs of a root restriction
- A damaged rotor connection
- A broken or separated zone line
After more than 30 minutes, we did not see or hear anything indicating a leak or restriction in the yard. That made a valve problem increasingly likely.
The zone then became stuck partially open
When we attempted to shut the station down, the symptom changed. The zone did not close properly. It was now stuck on, but it was still not fully open.
A valve that both fails to open completely and fails to shut off can contain debris, a damaged diaphragm, a broken internal component, or a solenoid that is not operating correctly.
We notified the homeowner and began locating the hidden sprinkler valves.
Wire tracking the buried valves
The valve boxes were not visible anywhere in the yard, so Hunter HydroTech used wire tracking equipment to trace the station wiring underground.
The signal led us beneath a gazebo. The valves were completely buried, wrapped in plastic, and covered by pavers. Once the area was exposed, we identified Irritrol valves.
Why buried valves create difficult repairs
Sprinkler valves need future access for electrical testing, solenoid replacement, diaphragm service, leak inspection, and complete replacement. Pavers, patios, gazebos, and other structures can make those repairs more difficult.
Wire tracking allowed us to locate the valve area without randomly excavating the property.
Buzzing solenoid and foreign material inside the valve
One valve had an audible buzzing solenoid. After opening the valve, we found a white plastic washer lodged in the diaphragm area.
The foreign material interfered with the diaphragm and internal pressure passages. This explained why the valve passed enough water for the rotors to barely operate but could not fully open or fully close.
Complete Irritrol valve top swap
Hunter HydroTech removed the plastic washer and performed a complete top swap. When we perform a top swap, we replace all upper and internal valve components rather than changing only one part.
The repair included:
- New solenoid
- New diaphragm
- New spring
- New valve top
- New related internal components
The lower Irritrol valve body remained connected beneath the gazebo because removing the full body would have required substantially more access beneath the pavers and structure.
Why a top swap was appropriate here
Hunter HydroTech normally prefers complete valve or manifold replacement when access allows because it removes more aging components. A compatible top swap can still be the practical repair when a valve is trapped beneath a patio, gazebo, concrete, pavers, or another obstruction.
Full pressure returned immediately
After completing the top swap, we activated the zone. Full pressure returned immediately. Both rotors rose, rotated, and watered normally.
We then shut the station down and confirmed that the valve closed completely. The zone was no longer stuck on.
Final testing
- Correct controller activation
- Full valve opening
- Normal pressure at both rotors
- Proper rotor rotation
- Complete valve shutoff
- No continued seepage
- No visible valve-area leak
This Warren repair demonstrates why weak rotors do not always mean bad rotors or a broken pipe. In this case, the problem was a buried valve that could not operate correctly because foreign material was trapped inside it.
