Why zone count matters during a blowout
A ten- or twelve-zone system is not winterized by assuming that the first few stations represent the entire property. For a municipal-water irrigation system, the seasonal shutdown begins by turning off the irrigation supply at the proper shutoff. That valve must actually isolate the sprinkler system. If water continues to move toward the exterior plumbing after the zones are blown out, the indoor shutoff may be passing and should be documented. A leaking shutoff can slowly refill an exposed backflow or mainline after the compressor is disconnected.
Once the stations and mainline are cleared, the backflow assembly is drained. Ball valves and bleeders or test cocks are positioned for winter as appropriate, often around 45 degrees, and removable drain caps are left off when the installation is designed that way. This prevents the seasonal shutdown from trapping water inside the exact exposed component we are trying to protect.
Pump-fed Chesterfield systems need pump and intake work
A pump-fed property changes the supply-side procedure. We typically connect compressed air at the pump hose bib or dedicated winterization port, then clear the irrigation zones and mainline. After the field piping is cleared, the pump itself is drained using the bottom drain, bleeder, or another serviceable drain point. Outdoor pump hardware can rust and seize over time, so serviceable bleeders or test-cock style drains make future winterization much easier.
If the irrigation source uses a lake or pond intake that is intended to be removed seasonally, the intake and accessible suction-side components are emptied after the system is blown out. Water left inside an intake line, strainer, or exposed fitting can freeze even if the lawn zones were cleared correctly. We also turn off the controller and disconnect the pump or master-valve control wire as appropriate so the pump cannot run dry because of an accidental schedule.

What can complicate a Chesterfield winterization
Known broken valves, non-working controller stations, buried valve boxes, inaccessible backflows, damaged indoor shutoffs, and undocumented additions can all change the appointment. How we think about larger residential and association systems
A larger Chesterfield property may have enough stations that the controller sequence becomes a checklist of its own. What to expect after the appointment
Once the system is winterized, the controller should remain off for the season, the irrigation water should stay isolated, and exposed drain positions should be left as the technician set them. Customers sometimes see valves or test cocks left partially open and assume they were forgotten. That seasonal position is intentional when appropriate because a fully closed cavity can trap water. If someone changes those positions after the appointment, ask before restoring the original setting; otherwise the system may no longer be in the condition it was left in.
Commercial and association winterization needs route time, not shortcuts
Chesterfield commercial and association properties may have larger valves, multiple controllers, common-area zones, locked equipment rooms or irrigation sections spread across more than one landscape area. Those systems are quoted separately because the technician needs enough time to locate the controls, operate every station and handle the source-side plumbing without rushing. A professional blowout reduces the amount of water left in the system and therefore reduces freeze risk, but it cannot guarantee an undocumented low spot, abandoned pipe or inaccessible component contains absolutely no moisture. Existing cracks, failed fittings and damaged valves are also not repaired by compressed air. For homeowners with a known problem, the best scheduling note is specific: “zone 6 will not open,” “the pump drain is rusted,” or “the backflow keeps dripping after the shutoff is closed.” That information helps the technician decide whether the winterization can proceed normally or whether a small repair should be planned at the same visit.
